Buying A NW Calgary Home

Before we start the process of finding you a Northwest Calgary home, there is something really important that you will have to take care of first. You need to visit your bank or meet with your mortgage broker to secure a pre-approval for your new mortgage. Once you have that complete we can start the search, here is a snapshot of how the 5 step process will work:

1. Initial Meeting and Consultaion:

This is important as we will need to figure out exactly what it is you are looking for in a NW Calgary home. Rushing out to look at the first place you find on Realtor.ca does not typically work out that well. Sometimes pictures cannot tell the whole story and may seem to be good to be true. We figure out what you are looking for first and then I start the search by looking on our system and previewing the homes BEFORE we have a look.

2. Listings in your Inbox

New listings that match the criteria we establish at the outset will be sent to your inbox daily. The information that you will receive is more than what you will get from Realtor.ca, and we will go over what all the little terms and acronyms mean so that you can read it as well as I can.

3. Time to get out and Look

Ok, I will not be picking you up in a limo and serving caviar and Moet during our NW Calgary tour, unfortunately for both of us! I do believe in being efficient and I have found the both of us being in the same vehicle works best, so yes, I will be picking you up, just no fish or champagne!

4. Negotiating and the Offer to Purchase

This is the biggest part of the process besides the preapproval. This is where we get you the best possible price on the home you desire. Once you decide on a home, I do a Market Evaluation to determine where the Listing Agent got their pricing from. We then start the negotiations at that point with writing up the Offer to Purchase. You will be well versed on this document before we write up the offer so that you know all the terms and ramifications of signing a legally binding agreement.

5. After the Purchase

Don’t worry! I am not going to abandon you! I look after the paperwork and make sure that everything gets to the lawyer and your mortgage broker. I will provide you with recommendations for home inspectors during the process and if needed, contractors for after the purchase. Possession day will come; you will be excited and happy that the whole thing went smoothly.
